Free Site Survey

Before the correct coating system could be specified, Tor Coatings carried out a comprehensive free survey of the site to ensure every aspect of the project was clearly understood and all defects were documented thoroughly.

The survey found that the University’s asphalt roof membranes had been degraded by thermal fluctuations which resulted in water ingress. They required a long-term solution but refurbishing with asphalt was not a desirable option; asphalt is naturally susceptible to the effects of the weather and must be applied in a molten state, posing a serious fire risk and significant disruptions to the building.

Elastaseal Z from Tor Coatings provided the most practical and effective long-term solution for the University’s roofing problems. The system offered the significant advantages of no onsite mixing and no need for naked flames as with comparable hot work bitumen roofing systems. It works by seamlessly encapsulating the existing roof substrate, creating a new membrane that is not only 100% waterproof but also allows the roof beneath to ‘breathe’ due to its vapour permeability, preventing roof leaks for up to 25 years.

Installation

The project was carried out by WPA with site support from the Tor sales and technical service team. The system was applied to the University’s roof by brush and roller, just like a regular paint.

In addition to the comfort of having a 25 year BBA accreditation, the project is covered by Tor’s comprehensive 25-year single point warranty. During this period, we will carry out regular scheduled inspections to ensure that the performance is delivered for the client.
