We know that for many of you, spring will be the the date in your diary for a full maintenance inspection. But this winter has brought more than its fair share of extreme conditions, from snow and storms to sub-zero temperatures.
So, it’s worth putting some time aside in your February schedule to get outside and follow our simple checklist to spot potential problems and weather-related damage.
Your February Checklist
Check flat roofs – From pooling water, and obstructions in the drainage system to tears in waterproof membrane seams – there’s a lot to look for. If it’s safe to do so, you may want to climb up and inspect for any underlying problems with your flat roof.
Keep an eye on asphalt surfaces – Extreme and changing temperatures can cause asphalt surfaces and roofs to contract and expand. This can cause the flashing to pull away from the edges, leading to leaks, water ingress and an expensive problem to solve.
Look for signs of corrosion – Metal clad walls and pitched roofs withstand a lot over the course of a year, but extreme weather is an invitation for cut edge corrosion to creep in – affecting both the look and safety of the surface.
Inspect balconies and walkways – Exposed to heavy traffic and the elements, balconies and external walkways can become worn and slippery in winter, posing a risk of trips, falls and accidents to both staff and visitors.
