Before the correct coating system could be specified, Tor Coatings carried out a comprehensive free survey of the site to ensure every aspect of the project was clearly understood and all defects were documented thoroughly. The Georgian building had flat roofs to the rear which the survey found were beset with problems. The survey found that the GRP and felt membranes – designed to waterproof the roofs – had failed in a number of places over a period of years. Countless attempts to repair the roof ultimately proved ineffective and repeated water ingress became a major concern for the landlord and tenants.

The client found the perfect long term solution to the problem in the form of Elastaseal Z from Tor Coatings. The liquid roof coating system could be applied to all areas of the roof and used to encapsulate critical areas of roof mounted plant and protrusions; providing an overall waterproof membrane that could not be achieved by any other method. Elastaseal Z works by providing the roof with a seamless barrier membrane, that is not only 100% waterproof but also allows the roof to breathe.

The project was carried out by Complete Roofing Systems with site support from the Tor sales and technical service team. The Elastaseal Z coating system is compatible with almost all sound roofing materials so there was no need to strip out the existing roofing membranes and the coating was completed while the building remained fully operational.

In addition to the comfort of having a 25 year BBA accreditation, the project is covered by Tor’s comprehensive 25-year single point warranty. During this period, we will carry out regular scheduled inspections to ensure that the performance is delivered for the client.
