Tor Coatings carried out a comprehensive survey of the site – a profiled metal roof with a secret fix design. Widespread delamination of the existing coating was discovered across the roof sheets, with layers separating to expose areas of metal substrate.

Snap caps along the roof’s side laps were found to be a primary weakness, allowing water to penetrate the sheets and gutter stop ends were found to be damaged.

To ensure a long-lasting and reliable solution that would keep the facility safe, dry and running smoothly for years to come. The agreed remedial specification included Elastaseal Z to encapsulate all side laps and address the weakness identified in this area. This was followed by the application of two full coats of Unicover Ultra to provide a seamless, waterproof finish across the entire 2,500-metre roof area. The gutter system was also included in the scope of works. All gutters were thoroughly cleaned and prepared before being treated with the Elastaseal Z15 Waterproofing System to ensure long-term watertight integrity.

Space was limited by rooftop plant machinery and equipment, creating challenges for access, cleaning and installation. 

Spcialist machinery was sourced to safely and effectively clean and prep the roof. The confined conditions presented changers during application, particularly when sealing the side laps with the Elastaseal Z system. 

Despite this, operatives completed the works in carefully planned stages to ensure full encapsulation of all side laps. Once detailing was completed, the entire roof was coated with Unicover Ultra.
