Roof Safety & Fire Protection – BROOF (t4) Explained

  • 1st August 2025

Fire safety – both prevention and protection – is an essential part of building management and maintenance. And at Tor, we understand that when it comes to keeping your building protected – peace of mind is priceless.

That’s why we work to stay at the forefront of building regulation and compliance – investing in innovation to deliver high performance and robust protection.

Two of our best-selling roofing systems have been awarded BROOF (t4) classification for fire performance. Elastaseal Z and Unicover Ultra passed rigorous testing to meet this top-tier industry standard.

But what does it mean for your building? Find out everything you need to know about BROOF (t4) with our guide to the fire classification.

What Is BROOF (t4)?

BROOF (t4) is the highest possible classification under the European standard for fire performance (BS EN 13501-5).

It assesses the fire resistance of roofing materials and systems when exposed to fire, measuring their capacity to resist flame penetration and prevent the spread of flames.

To meet BROOF (t4) standards the roofing system undergoes an extensive series of tests – the toughest of which uses burning brands with wind and direct radiant heat. If a system passes, it earns the BROOF (t4) rating – the highest rating for fire safety.

Why is it important?

BROOF (t4) replaces the older BS 476-3 standard and is essential in order to comply with current Building Regulations.

Materials with a BROOF (t4) rating offer enhanced fire safety, reducing the risk of flame spread and improving safety for building occupants.

For building owners, contractors and specifiers, the knowledge that your building meets the most rigorous fire safety standard, brings assurance and valuable peace of mind.

Which Tor products are BROOF compliant?

Elastaseal Z

A liquid waterproofing solution for flat roofs, Elastaseal Z has been tested and rated as BROOF (t4) compliant when applied over the following substrates:

  • Timber
  • Built-Up Roof (BUR) using 120mm and 240mm PIR insulation

Unicover Ultra

A protective coating for pitched roofs and cladding, Unicover Ultra protects against weather and cut-edge corrosion. It has been tested and certified as BROOF (t4) compliant when applied over the the following substrates:

  • Bare Steel
  • Plastisol

What does it mean for my building?

BROOF isn’t limited to a single product – it applies to the entire roof system, from the deck through to the waterproofing. The classification considers the entire roofing system – making sure that the composite materials work together to deliver protection against fire penetration and spread.

So, for specifiers, selecting a material that is already BROOF (t4) compliant, brings added confidence to the process.

Put simply, whether you’re planning a refurbishment, carrying out maintenance or designing a new-build, choosing robust, reliable products that meet the highest standards for fire performance is a simple way to improve safety.
