The project, to overhaul the exterior of the factories on Gateshead’s Team Valley Trading Estate, was co-funded by landlord Legal & General’s Industrial Property Investment Fund and individual tenant contributions.
Tor’s initial survey for King Sturge revealed the dark brown cladding on the walls of the units had discoloured over time and previous coatings had faded. The plastisol-clad roofs had degraded and broken down to reveal bare galvanised metal with corrosion and limited remaining life.
Raincoat™ Cladding Finish was specified as a match to the client’s requirement for high performance, long-term decorative finishes with exceptional weather resistance.
For this project, Goosewing Grey was the prevalent colour scheme with Solent Blue details providing an attractive contrast.
The gutter interiors were waterproofed with Tor’s Elastaseal™ system and the exteriors and downcomers were coated with the Torlife™ decorative system. Tor Gloss paint added the finishing touches to doors and window frames.
The project was on site for just two months and completed on time. During this period, a combined area in excess of 25,000m2 was coated.
Upon completion King Sturge received insurance-backed guarantees of 15 years on the roof coatings and 10 years on the cladding and gutters.
Richmond Contracts Group (RCG) was appointed to undertake the work on site. RCG is a member of Tor Partners, a certified contractor scheme operated by Tor Coatings. Members receive full training in the use of Tor systems and are supported throughout projects by Tor’s Area Business Managers and technical staff.
Both King Sturge and landlord Legal & General were delighted with the final outcome which completely revitalised the appearance of the buildings, protecting them for decades to come.
